Borsa , forex ve viop taraf\u0131nda yat\u0131r\u0131m yapmak risk unsurlar\u0131 i\u00e7erdi\u011fi i\u00e7in ve i\u015flemlerin nas\u0131l yap\u0131ld\u0131\u011f\u0131n\u0131 konusunda \u00e7ok bilgi sahip olunmad\u0131\u011f\u0131 i\u00e7in yat\u0131r\u0131mc\u0131lar bu yat\u0131r\u0131m kolunu genelde en son s\u0131rada tutar.<br><\/p>\n\n\n\n<p>Yat\u0131r\u0131m\u0131n amac\u0131 paran\u0131za de\u011fer kazand\u0131rmak , kendinize bir ek gelir getirmek ve en \u00f6nemlisi de istedi\u011finiz anda nakit ihtiyac\u0131n\u0131z\u0131 kar\u015f\u0131layabilmektir. Ancak kazanc\u0131n\u0131z\u0131 korumak ya da ek gelir sa\u011flamak i\u00e7in gayrimenkule yat\u0131r\u0131m yaparsan\u0131z bazen istedi\u011finiz verimi alamazs\u0131n\u0131z. Bir gayrimenkul almak i\u00e7in belli bir miktar para biriktirmeniz gerekebilir. Bu paray\u0131 kenara koydu\u011funuz s\u00fcre i\u00e7erisinde paran\u0131z enflasyon kar\u015f\u0131s\u0131nda s\u00fcrekli de\u011fer kaybedecek ve sizin hedefinizdeki miktara ula\u015fma yolunuzu uzatacakt\u0131r. Gayrimenkul yat\u0131r\u0131mlar\u0131 nakit kar\u015f\u0131l\u0131\u011fa \u00e7evrilmesi en uzun s\u00fcren yat\u0131r\u0131m kollar\u0131ndan oldu\u011fu i\u00e7in f\u0131rsatlar\u0131 de\u011ferlendirmek isteyen yat\u0131r\u0131mc\u0131lar taraf\u0131ndan tercih edilmez.<br><\/p>\n\n\n\n<p>Gayrimenkul avantajlar\u0131ndan olan kira getirisi ve s\u00fcrekli de\u011fer kazanmas\u0131 gibi \u00f6nemli fakt\u00f6rler de bir yat\u0131r\u0131mc\u0131 i\u00e7in her zaman istenileni vermeyebilir. Bazen bir gayrimenkul\u00fc nakit s\u0131k\u0131\u015f\u0131kl\u0131\u011f\u0131n\u0131z\u0131 hemen gidermek i\u00e7in fiyat de\u011ferinin \u00e7ok alt\u0131nda &nbsp;satabilirsiniz. Bu el etti\u011finiz kira geliri ve de\u011fer kazanma avantajlar\u0131n\u0131 bir anda elinizden alabilir. Vadeli Mevduat Hesab\u0131, bankalara belirli bir s\u00fcre kar\u015f\u0131l\u0131\u011f\u0131nda paran\u0131z\u0131 yine bankan\u0131n belirledi\u011fi faiz kar\u015f\u0131l\u0131\u011f\u0131nda yani vade sonunda anapara+faiz \u015feklinde alma s\u00f6z\u00fcyle bankaya teslim etmektir. \u00dclkemizdeki banka vadeli mevduat s\u00fcreleri ortalama 40 g\u00fcn \u015feklindedir. Yani siz bankaya paran\u0131z\u0131 minimum 40 g\u00fcn boyunca almama s\u00f6z\u00fcyle teslim edersiniz. Bankada yat\u0131r\u0131mc\u0131lardan toplad\u0131\u011f\u0131 bu miktarlar ile piyasada i\u015flemler yaparak paran\u0131z\u0131 i\u015fletmi\u015f olur. 40. G\u00fcn\u00fcn sonunda ise anapara ve anapara \u00fczerinden kazand\u0131\u011f\u0131n\u0131z faiz ile hesab\u0131n\u0131za paray\u0131 yat\u0131r\u0131r. Bak\u0131ld\u0131\u011f\u0131nda \u015fartlar\u0131n gayet g\u00fczel gibi g\u00f6z\u00fckt\u00fc\u011f\u00fc bu yat\u0131r\u0131m kolunda gayrimenkulde oldu\u011fu gibi istedi\u011finiz verimi alamayabilirsiniz.E\u011fer yat\u0131r\u0131m amac\u0131n\u0131z paran\u0131za de\u011fer kazand\u0131rmak ise vadeli mevduat hesab\u0131nda bu \u00e7ok m\u00fcmk\u00fcn olmayabilir. \u00c7\u00fcnk\u00fc bankalar\u0131n size verdi\u011fi faiz oran\u0131 genellikle \u00fclke enflasyonu ile yak\u0131ndan ili\u015fkilidir. Para politikas\u0131 gere\u011fi \u00fclkede enflasyon y\u00fckseldik\u00e7e faiz oranlar\u0131nda da y\u00fckselme g\u00f6r\u00fcl\u00fcr. Bu durumda bankaya yat\u0131rd\u0131\u011f\u0131n\u0131z paran\u0131zla o an alabilece\u011finiz mal ve hizmeti vade sonunda da ayn\u0131 kar\u015f\u0131l\u0131\u011f\u0131 \u00f6deyerek alabilirsiniz. Kazan\u00e7 gibi g\u00f6r\u00fcnm\u00fc\u015f olan bu yat\u0131r\u0131m da sadece nominal bir de\u011fi\u015fim s\u00f6z konusu olacakt\u0131r. \u015eu an bankalarda vadeli hesaplarda faiz oranlar\u0131 %20 ile %23 aras\u0131 de\u011fi\u015firken enflasyon oran\u0131 ise %19,50 civar\u0131ndad\u0131r. Yani yat\u0131r\u0131mdan kazanaca\u011f\u0131n\u0131z % 0,50 ve % 3,50 \u015feklinde de\u011fi\u015fim g\u00f6sterecektir. Bir di\u011fer dezavantaj ise vade sonuna kadar beklemeden paran\u0131z\u0131 almak istedi\u011finizde vade bozulaca\u011f\u0131 i\u00e7in faiz getirisinden mahrum kalm\u0131\u015f olacaks\u0131n\u0131z. Ancak yat\u0131r\u0131mc\u0131lar hem piyasa i\u015fleyi\u015finden \u00e7ekindi\u011fi i\u00e7in hem de kazan\u00e7 miktarlar\u0131n\u0131n o kadar y\u00fcksek olaca\u011f\u0131na ihtimal vermedi\u011fi i\u00e7in bu se\u00e7ene\u011fi \u00e7ok fazla de\u011ferlendirmezler.Borsa taraf\u0131nda yat\u0131r\u0131m yapt\u0131\u011f\u0131n\u0131zda biraz \u00f6nce yukar\u0131da bahsetti\u011fimiz %0,50-3,50 oran\u0131ndaki de\u011fi\u015fimi g\u00fcn i\u00e7erisinde hisse senedi i\u015flemlerinde yakalayabilirsiniz.Ayl\u0131k bazda bak\u0131ld\u0131\u011f\u0131nda ise banka vadeli mevduat\u0131na g\u00f6re getiri olduk\u00e7a y\u00fcksek olacakt\u0131r.
